Project Description

Refurbishment of the existing office space with particular emphasis on the major overhaul of the HVAC installations and controls to improve the working environment and controls and also take cognisance of the likely end-of-lease dilapidations schedule.

 

Function of the Building

Following completion of the works the building provides a comfortable working environment with controls that allow adjustment within each area to suit differing task situations i.e. call – centre operations, back of house administration functions, IT workshops, etc. New and refurbished tea points and breakout areas allow VM colleagues to access bright and well – appointed facilities to ‘refresh and recharge’ during the day. All of the office areas have received refurbishment of ceiling and floor finishes and redecoration with superfluous furniture and fittings disposed of.

 

Nature of involvement

The initial challenge was to balance the scope of the works with the relatively short term remaining on the Lease of the building. Therefore there was focus on making sure that as well as carrying out the refurbishment and providing VM colleagues with the best possible impact to their workplace, that the end-of – lease dilapidations which were forecasted were also addressed whilst all the time endeavouring to maintain the scope of the project within the approved budget limit. Furthermore, there was the added challenge of the works being carried out in a ‘live ‘office environment thus necessitating a multi – phase contract that minimised disruption to staff.

 

Our added value

  • Negotiation of the contract costs and commercial agreement with the Client’s contractor partner whilst ensuring costs were on a par with current market expectations
  • Close liaison with VM’s Finance Team from the submission of the Business Plan to the Final Account, to constantly and accurately forecast and track on a monthly basis project expenditure (including Directs), Receipting values, Cap Ex and Op Ex analysis, Purchase Order expenditure status, cash flow updates and project out turn cost forecasts.
